12 Common Signs of
Foundation Problems

Know What to Look For
Each sign points to a specific underlying problem.

1. Cracks in Foundation Walls or Floors
Horizontal cracks signal external pressure. Stair-step cracks in block walls signal settlement. Vertical cracks are often less serious but should still be sealed if they leak. Most cracks are repairable permanently. See foundation repair →
2. Doors Sticking, Rubbing, or Uneven Gaps
One door is usually nothing. Multiple sticking doors throughout the house, especially on the same floor or wall, often indicate foundation movement that's distorting the frame geometry above. See foundation repair →
3. Windows Hard to Open or Close
Same root cause as sticking doors: when the foundation moves, frame geometry distorts and binds the sash. Windows that suddenly bind or won't latch are an early indicator. See foundation repair →
4. Sloping or Uneven Floors

5. Bouncy or Dipping Floors
Floors that flex or bounce when walked on are usually a crawl space issue: failing supports, sagging joists, or rotted framing. Repairable from below. See crawl space services →
6. Water Seeping Through Walls or Floor Joints
The most visible foundation problem. Could be a crack, a high water table, or a failed exterior membrane. The fix depends on the cause — and we identify it before recommending. See basement waterproofing →
7. Efflorescence (White Powder on Foundation Walls)
White mineral deposits left by water moving through concrete. The water itself may have evaporated, but it left a clear sign of capillary seepage. Treated with crystalline waterproofing. See basement waterproofing →
8. Musty Smell or Visible Mold in Basement / Crawlspace

9. Bowing or Leaning Foundation Walls
Serious. Walls bow inward when external pressure exceeds what the wall was designed to handle. Without reinforcement (carbon fiber straps or steel beams), bowed walls eventually fail. The repair window closes as the bow progresses. See foundation repair →
10. Gaps Between Walls and Ceilings
If you can see daylight or a fresh gap where a wall meets a ceiling, the structure is moving. Often paired with sticking doors and drywall cracks. Indicates foundation settlement transferring up through the structure. See foundation repair →
11. Trim or Molding Separating from Walls
Crown molding pulling away from the ceiling. Baseboards gapping from the floor. Door casings opening at the corners. All signs the structure is shifting around the trim. See foundation repair →
12. Chimney or Exterior Walls Pulling Away from the House
Severe. The chimney, addition, or part of the exterior is settling at a different rate than the rest of the structure. Visible gap between two parts of the house that should be connected. Needs immediate inspection. See foundation repair →
